If you're comparing this to 1080p WEB-DL then it's because of higher video bitrate, higher audio quality (DTS in this vs AC-3 in WEB-DL).

If you're comparing this to an x265 encode then it's because x265 provides better compression than x264 (not necessarily means x265 encodes would have better quality; more info needed to conclude that).

And obviously the size of 1080p > 720p.

My guess is there is no x265 decoder on your PC.
